Obsidian has worked closely alongside longstanding local landowners to promote and secure residential development on a site on the edge of Willand, in Mid Devon. The proposals comprise up to 130 new homes.

Given the pressing need for housing in the area, Obsidian submitted a speculative planning application to Mid Devon District Council within six months of the promotion agreement being finalised. The scheme provides a logical extension to Willand, delivering much-needed market and affordable homes to meet local needs.
The application was approved in March 2026, following a four-month determination period, and the site is now being progressed through a marketing process to secure a delivery partner.

Planning permission for 98 new homes was secured at planning committee in March 2026, and we are now actively marketing the site for delivery while the Section 106 agreement is finalised.
