What is land promotion?
Land promotion refers to the process of advancing land for residential, commercial, or other higher-value uses through the planning system and securing a planning consent. A subsequent land sale realising that higher value use. The process of land promotion can generally be divided into three principal stages:
Land
We will assess your land based on our market knowledge, the physical site specifics, the local area, planning policy and previous projects to determine whether we believe the site has the potential for residential, commercial or alternative higher value development use. We will work with you on a preferred deal structure.
Planning and Promotion
Once an agreement is in place, Obsidian will cover all costs associated with preparing a comprehensive planning and technical delivery strategy and subsequent planning application that will be submitted to the Local Authority for determination. We will utilise, at our cost, our in-house expertise, complemented by a trusted external consultant team, to secure an optimal planning consent that maximizes the site’s value. At all stages of the process, we engage with local communities and key stakeholders.
Marketing and Sale
Once planning consent is secured, we will develop a marketing strategy, which may include appointing an experienced sales agent familiar with both local and national markets. This approach ensures a competitive process that tests the market and delivers the best value for landowners.

We work with landowners and structure land agreements according to their requirements, using promotion and option agreements or direct land purchases at no cost to the landowners.
No Cost
A key benefit to landowners working with a promoter for the purpose of realising development land value from their land is that we will cover ALL the costs related to securing planning at our own risk. If planning is not secured, Obsidian will assume all planning costs and will not seek reimbursement from landowner partners.
Expertise
The Obsidian team has experience in land, technical, planning, and development functions, offering in-house capabilities to handle planning consents and sales strategies for landowners. Landowner partners do not need to employ multiple disciplines or manage and fund the process themselves.
Aligned Interests
The distinct benefit to landowners of a Promotion Agreement when compared to an Option Agreement is that both the landowner and Obsidian are aligned towards achieving the same goal of planning and maximising value. The more the site is worth with the benefit of planning, the better for both parties. In contrast, under an Option Agreement, the landowner and developer may be directly opposed at the point of sale, the developer may seek to exercise their option for the lowest value to maximise their profit. In most instances, we believe that a Promotion Agreement is the best route for landowners wanting to realise their land’s full value potential.
